A Texas rental property loan can be used for rental property (non-owner occupied loans) 1-4 units. Rental property loans are usually about one-half point higher interest rate than an owner occupied, or non investment loan. On a rental property loan, the borrower can pay one and one-half more points and keep the same low rate as owner occupied properties. Rental property loans are generally fannie mae rates and higher due to risk.
Qualifying for a Rental property loan:
Lenders use 75% of rent less principal, interest, taxes and insurance to determine negative cash flow, and the negative cash flow is added to the borrower’s other debts to calculate debt to income ratios.
Required down payments for Texas rental property loans:
- 5% down 95% LTV available for credit scores 720+
- 5% down is also available if the seller is willing to carry a 5% second lien.
- 10% down 90%ltv available for credit scores over 660
- 20-25% down 75 – 80 % ltv available to most credit scores over 600.
- Note: 25% gives you the best rate for an investment loan or non owner occupied loans.
- There are certain requirements by lenders regarding investment properties.
